Real moves,
real talk.
I'm not here to sell you a dream unit. I'm here to help you make the move that actually fits your life — whether that's your first HDB, your next condo, or finally letting go of a place you've outgrown.
However you're moving.
Most of my clients are in one of four situations. Whichever one you're in, the approach is the same — real numbers first, straight answers throughout.

I don't own anything yet.
Your first place. We work out what you can actually afford before you fall for anything. That means a real number — loan, cash upfront, monthly — in front of you before the first viewing.

I own one, and I need more space.
Moving up without over-committing — the sale, the purchase, and the gap in between, sequenced properly. We map the timing both ways first, so you're never carrying two homes by accident.

I own one, and it's more than I need.
Less house, more life. Freeing up what the bigger place ties up, without a rushed move. You'll see what the change actually frees, and what it costs, before anything goes on the market.

I'm buying for returns, not to live in.
Yield, holding costs and the exit — an honest read on which units are worth your money. If the numbers don't hold up on a unit, I'll tell you that before you view it.

PlaceholderThe four cues ("I don't own anything yet."), the second sentence of each panel's paragraph, and the hint line were written by Claude for the layout study. None of it is Michele's.

I work across Singapore, but these are the ones I know like the back of my hand — what they're actually like to live in, not just the price per square foot.

Property, sport, and the bits in between. Every post ends the same way it started: honest.

Why I’ll talk you out of a unit sometimes
The short-term loss of a “no” versus the long-term cost of staying quiet.
- Market notes
What the latest cooling measures actually mean for upgraders
Plain English, no jargon — what changed and who it actually affects.

The tenant fee talk, upfront
Why I tell tenants about the fee before they ask — and what it’s done for how fast I actually close.
Let's talk. No pressure.
Drop me a message on WhatsApp. I reply like a person, not a script — and if I think it's not the right time for you to move, I'll tell you that too.
